Betting on Philly’s next housing boom
“If you can find a neighborhood that maintains a decent amount of physical assets but is suffering from disinvestment, there’s probably a pretty good likelihood that you can fix it by virtue of changing maybe just the thought process, the identity, putting in a couple new businesses, doing some residential infill. And then it’ll happen.”

Across the city, in Point Breeze, John Longacre, of Longacre Property Management Group, is taking advantage of a similar set of geographic characteristics for his latest venture. Longacre has his sights set on the underdeveloped southwestern edge of the neighborhood for his next project, a mixed-use development of residences and commercial spaces he plans to build on a formidable chunk of vacant land along Point Breeze Avenue between Tasker and Moore streets.
“It’s real easy,” said Longacre, whose claims to fame include the South Philadelphia Tap Room and American Sardine Bar – and the neighborhood that has cropped up around them during the past several years. “In order for a neighborhood to work, it has to have physical assets. We’re not just going to go into the middle of nowhere and say, ‘Oh, we’re going to build this really cool thing here and it’s going to work.’ Because that won’t happen.”
Longacre said he’s taking a gamble on the far edge of Point Breeze because it needs just a few more amenities to take off.

Town By Town: In Point Breeze, the key point is price

In fact, as you try to discern what is happening in this South Philadelphia neighborhood, you are warned that you are, in the words of one source, “wading into that thorny mess.”
There is a push and pull in Point Breeze that has been regularly reported and well-documented on the Internet using any search engine.
One example of a larger effort is reNewbold, at 16th and Moore, historically part of Point Breeze but now called Newbold.
On the site of the former Francis M. Drexel public school that he acquired in 2010, South Philadelphia Taproom owner John Longacre, his LPMG Cos., and Postgreen Homes have broken ground for 16 townhouses, two condos, and retail space in line for LEED certification.

American Sardine Bar’s John Longacre: It’s Not About Race and Class
If there are folks in Point Breeze who feel slighted by the newcomers to the area, don’t blame John Longacre for the insult. All he was trying to do was shore up the West Passyunk Avenue area the way the folks over on the other side of Broad Street were turning around East Passyunk Avenue.
And if there is anything problematic about what he and other high-profile types, like real estate agent-developer Ori Feibush, are doing in Point Breeze, it has little to do with the usual suspects of race and class. Rather, Longacre says, it boils down to this: Some people out there – a small minority – simply don’t want anything to change.
